Optimising value: 480 Queen Street, Brisbane

In the heart of Brisbane Central Business District’s Golden Triangle, 480 Queen Street is a 32-storey development covering 55,600sqm (net lettable area) and offering premium-grade commercial office space.

Liberty OneSteel’s Market Development Group worked with structural engineers Aurecon in the concept and design stages and assisted in the development of the structural steel schemes. To optimise the steel structure’s value to the project, Liberty OneSteel provided advice on the structural beam and decking design, efficient connection design, product selection, member optimisation and fire engineering opportunities. Also discussed were steel supply and availability, sustainability and the ability to utilise higher-strength structural steels to achieve an enhanced solution and attain Green Star points.

Attaining a 6 Star Green Star outcome was a key driver in the design. The structural design utilised a portion of Liberty OneSteel Universal Beams in Grade 350 material to AS/NZS 3679.1. This provided structural optimisation of the steel sections, which minimised the depth of the steel beams. It was also an opportunity to gain a Green Star point by using the required portion of higher-strength structural steel. 

Each main floor used an innovative parallel primary beam design that supported continuous secondary beams. The secondary beams then supported steel decking and a concrete slab. Project savings gained from the final design included halving the number of cleat plates, using a third less bolts, a 90 per cent reduction in shear studs and associated reinforcement and no beam penetrations required.

This solution also drove a fast rate of floor installation, with steel framing for each 1000sqm area of floor taking only two days to erect and then one working day for laying the steel decking. Only around 20 people were required onsite to handle all the steel erection, screens, decking installation and shear studs fixing.

By eliminating formwork support frames and back propping, the service and finishing trades were able to begin installation earlier than if conventional construction methods had been used. 

To provide confidence that the steel would meet the design intent, Liberty OneSteel provided product traceability information to the project and construction team, including Liberty OneSteel Test Certificates, which demonstrated that the structural steel met the Australian Standards called up in the project specifications.

When it came to the supply and delivery of the structural steel, the ​​​Liberty OneSteel Metalcentre team at Coopers Plains Brisbane stepped up to the plate. Supplying around 4500 tonnes of structural steel, the Liberty OneSteel Metalcentre team also provided logistics, processing and supply chain support to the fabricator, Pacific Industrial Company. Most of the floor beams in the building were processed by Liberty OneSteel Metalcentre and delivered directly to site from Coopers Plains.

Timely supply of reinforcing steel was also critical to the speed of the project. Liberty OneSteel Reinforcing delivered around 2900 tonnes of reinforcing products and were also involved in scheduling, supply and logistics of the reinforcing bar and mesh for the project. 

The structural steel framing selected by project developers Grocon delivered an economically viable solution, as well as enhanced speed and safety during construction. The steel frame was ultimately delivered four months earlier than planned. The steel trades also contributed to the project’s impressive safety record, with zero Medical Treatment Injuries (MTIs) and Lost Time Injuries (LTIs) recorded on the steel component of the project.
